Buying a home is easy... if you follow certain steps.

For many, buying a home is a daunting experience. The challenge could be turned into a joyful one with just a few important check-lists taken care of. This requires time before you zero into the one you want to buy.

  1. Check on the reputation & track record of the builder
  2. Check the previous projects for any problems in terms of quality etc.
  3. Ensure that the builder has legitimate papers of the land purchased for the project .
  4. Check if the various clearances are given by the statutory authorities for the project.

Now, how do you check all these? Ask the builder to show them to you. If he readily presents them to you, most likely you need not worry.

You should go around the projects a few days, both day and night, to see what the neighbourhood looks like. See how much you have to commute to schools/colleges/offices/shopping from the project. What kind of people are on the streets regularly. Is hospitals, petrol bunks, departmental stores and other every day needs close-by? Is infrastructure and connectivity good?

Check specifications and amenities shown in the brochure. See if there is enough space for kids and elderly to move around. Is there a convenience store within the project? What about separate toilets for drivers, domestic help, etc within the project? Is the security system reliable, etc.

Are reputed banks tied up with builder for home loans? Does the property have good value appreciation over time? If all such your concerns are addressed much before you pay your booking amount, your experience of buying a house will certainly be positive and exciting.
